What's new in the October 2021 release?

This solution details the enhancements made to the September and October 2021 versions of Chintaro. The changes to SQL are at the top, and Access at the bottom.

Chintaro SQL Enhancements


System Wide Enhancements

  • Workflow Processes included to Chintaro: Ability to record and track your organisation's defined processes through a series of steps - available for client process (EG applications), tenancy processes (EG Vacant Processing) and maintenance processes (EG upon completion of a maintenance task).   • Ability to add Traditional Place Names to all word merges and Tenancy Statements: Traditional Place Names can now be added to the table in System Maintenance > Reference Tables > City > Traditional Place Name. For more information, click this link: How to add Traditional Place Names to Word Merges
  • Related Link Name field increased to 255 Characters: To enable users to increase the link names given to related links (on Client, Tenancy, Property screens etc).



Client Enhancements

  • Consent to send and/or receive electronic communication: In line with new RTA changes, confirmation added to Client screen to indicate consent: Client Screen> Confirmations/Reporting


  • Preferred Contact field added to Client screen: Preferred method of contact drop down added in line with RTA requirements. Also visible on Tenancy screen, and all communication screens (Bulk SMS, Email, Word Merge for Clients, Tenancies, Waiting List, Arrears Management). Client Screen
  • National Health Index number column added to Manage Clients: For New Zealand users, column added for NHI. Clients > Manage Clients.
  • 5 Strikes functionality added in line with VIC RTA Law Changes: Can tick 'Strike' box for any action in Arrears Action reference table, and a count of strikes will be included for the past 12 months in the Arrears Actions box from the Client/Tenancy screen:          

 

Finance Enhancements

  • Further Enhancements to PeoplePoint (Baptcare) GL Format:  Added logic for Division, Location & Cost Centre fields to export columns: Finance> General Ledger Exports> Export Transactions GL
  • Add Vacated Date to Tenancy Balances Screen: Field is called EndDate.

  • Further Enhancements to UnitingSA Tech One Rent Export: Added two new natural account numbers for 2 new levies.

Property Enhancements

  • Creation of Mortgage/Insurance Tab:  We have combined the Insurance and Mortgage Tabs on individual properties to make streamline data entry

Property Maintenance Enhancements

  • Updated Inventory Items: When changes are made to fields of an inventory item, those changes are reflected in future forecast maintenance tasks.

  • Property Manager Changes: When changing a property manager, a pop-up will display giving the option to update the manager on all future forecast tasks.

Report and Export Enhancements

  • DCJ Changes: Change of name from CAPHM to DCJ throughout system.
    Dwellings File: Market Rent column hard coded to 2 decimal places.
    Residents File: CRA for related tenants who do not receive CRA now shows 0

  • Household Demographics Export added: To assist with reporting on household compositions, incomes and age groups. Requested by Uniting Vic/Tas: Reports and Exports > Exports > Client > Household Demographics
  • Region field added to NRS 6.1.7 and 6.1.8:  To assist with board reporting for users who group properties by regions: Reports and Exports > Statutory Reporting Analyser > NRS > 6 Management > 6.1.7 Calendar Days VT & 6.1.8 Calendar Days VUT
  • Region table added to Chintaro Export files: To enable users who use the Region field to group properties together to filter by region in Chintaro Insights.
  • Cost Centre field added to Tenancy Balances (As At Date) EOM Export: Available in Reports and Exports > Exports > Finance > Tenancy Balances (As At Date (EOM) Export:

System Maintenance Enhancements

  • Automatically set GL format for Property Transactions: Copy preference for Transactions GL and remove setting from preferences screen: System maintenance> Preferences> Finance> General Ledger Format Property
  • Consent to send and/or receive electronic communication: In line with new RTA changes, confirmation added to Organisation Details screen to indicate consent: System Maintenance> Organisation Details





Tenancy Enhancements 

  • NewMarketRent Word Merge field added to tenancy word merges: When new Market Rent applied from Properties > Market Rent Review Screen, field can be added to tenancy letters in your Chintaro\Data\Templates folder.

  • 'Occupants' field added to WordMergeTenancy.txt: Field for total number of occupants added to tenancy word merge text file, ability to add to tenancy agreements:
  • Rent Calculator for NSW adjusted to follow DCJ's latest guidelines: DCJ determines a tenant’s eligibility for a rent subsidy by considering their household’s gross assessable income, household size, the age of household members and household income limits (or thresholds).  

PIM Enhancements 

  • PIM Report Type field added to Schedule Inspections screen: When Chintaro Cloud users select a Report Type from the schedule inspections screen (Routine, Ingoing, Outgoing), PIM will automatically populate with that report type when the inspection report is sent back saving the user time in selecting the appropriate report. 


SQL Bug Fixes

  • Unable to search Manage Contacts by surname - fixed.
  • Bond Balances export > Total paid column not factoring in refunds - fixed. 
  • Room Details > Occupancy History > End Date of returned room showing day after returned date - visual bug only and did not impact reporting. Removed and will now show same as Returned Date on room - fixed. 
  • Create Tenancy - opening balance not appearing until screen exited resulting in Error #3021 No Current Record - fixed. 
  • NAHA Data Complete export changed to have SAH in front - removed andfixed.
    When swapping primary tenant, note text was incorrect - Fixed
  • Property Transaction GL - no transactions appears when opening screen - fixed. New message to appear if GL format not yet in Chintaro also included (taken from System Maintenance > Preferences > Finance > GL Format).
  • Forecast Maintenance Search - Enter Parameter Value message - fixed. 
  • Statutory Reporting Analyser - Start and End Date hard coded to 2019/2020 - fixed (now enter any dates and they are remembered for next time the screen is opened). 
  • Statutory Reporting Analyser - VRS 3.2 didn't included vacant waived - fixed. 
  • Include all fields from tpropertyinventory for local Insights users - Fixed
  • Bug that prevented the NAHA report from being fully run - Fixed
  • Market Rent Review Error when applying rent review - fixed.
  • Tenant statements will now draw from the Client's Postal Address, where it was not previously - Fixed
  • Bond Reports were not showing correct balances - Fixed
  • Error exporting from Statutory Reporting Analyser KPM 10.1 - Fixed.
  • Error exporting from Manage Complaints screen (3061 Too few parameters) - Fixed. 
  • Manage Waiting List - Currently Housed column showing currently housed tenants blank, not housed clients as housed - Fixed. 
  • Export>Waiting List>Waiting List (by Date Entered) and Waiting List (by Date Last Contact) error - Fixed.
  • Insights Data Export - All boolean fields must be TRUE,FALSE, not 0,1 - Fixed.
  • Property note created when inspection is scheduled has no NoteType - Fixed.
  • Insights .csv Data Files not ignoring commas from other fields for local users - Fixed.
  • Generate Rent screen gave error when filtering on 'Today' or 'Tomorrow' - Fixed.
  • Arrears Management screen showed current balances for non-rent charges rather than "As At Date" balance - Fixed.
  • Maintenance Type's Default Transaction Type did not function correctly - Fixed.
  • Tenancy Balances export was only exporting active tenancies - Fixed.
  • Tenancy Vacant Rooms showing last date occupied instead of first date tenantable - fixed. 
  • Local Insights users having issues with syncing data - fixed.
  • SSO Users - Errors #424 and #2467 when logging in - fixed.


Chintaro Access Enhancements


Report and Export Enhancements:

  • Region field added to NRS 6.1.7 and 6.1.8:  To assist with board reporting for users who group properties by regions: Reports and Exports > Statutory Reporting Analyser > NRS > 6 Management > 6.1.7 Calendar Days VT & 6.1.8 Calendar Days VUT
  • Region table added to Chintaro Export files: To enable users who use the Region field to group properties together to filter by region in Chintaro Insights.
  • NAHA Report Templates: Updated for 2021.


Access Bug Fixes

  • Licence Count was including internal user MDB - Fixed.

Client Enhancements

  • Client Merge - Added all relevant fields including tags, alerts, and household members

Bug Fixes: 

  • Home > Add Maintenance Task - Work Order fields populated from wrong inventory item - Fixed.
  • Manage Propertes - Default view doesn't show all active properties - Fixed.
  • Rent Charged to Date - Changed if generate rent selected, but cancelled before running - Fixed.

Patch Update 2021.09.01 SQLx

Report and Export Enhancements

  • 2 fields added to BI Export (YWCA):Funding and Project Code added. Reports and Exports > Exports > Tenancies > BI Export (YWCA).


Bug Fixes:

  • When selecting individual Tenants on Generate Rent screen not updating total - fixed.

  • THM - Vacated Tenancy arrears payments counted in current tenancy payments - fixed. 

  • Create Tenancy > Property ID showing instead of City, Client address showing City ID - fixed.  

  • Chintaro Insights manual export - error if copy and pasted characters in Property Maintenance comments - fixed.

Bug Fixes:

  • Error printing bulk statements - Fixed.

  • THM Rent Collected Summary amount incorrect - Fixed.

Tenancy Enhancements

  • Manage Tenancy Balances Screen - Added fields for Project Code & Funding

Finance Enhancements

  • Banking Screens - Added options to view all or only current tenants, as well as extra sorting options when matching transactions to a tenancy.
  • Adjusted GL export for Tech One to allow users to charge more than 74.99% market rent, but not claim it for GST.

Bug Fixes: 

  • Client Alerts not populating on Work Orders from Tenancy screen- Fixed.
  • Smoke Alarm export showing In-active maintenance tasks - Fixed.
  • Generate Rent screen jumps back to first entry after selection - Fixed.
  • Double-sided tenancy statements have extra spaces between line items - Fixed.
  • Error Message when adding new Inventory Items to a Property - Fixed.
  • Tenancy Letters doesn't create multiple documents when using Word Merge Plus - Fixed. 
  • Processes tick boxes completing all when completing one step -Fixed.
  • Insights export was not including the tOwner table - Fixed.
  • Multi bank processing freezing when selecting *Not a rent payment* - Fixed.
  • Error importing inspections from PIM when not using Cloud integration - Fixed.



Patch Update 2021.10.04 SQLx

Finance Enhancements

  • Finance> GL export> Dynamics SL> New Transaction Type ID = 95 for a Contribution Fee New transaction type will export with the description using the Tenant's name rather than the usual format of Charge from <date> to <date>. 

Bug Fixes:

  • GL export screen Include column read only - Fixed.

Patch Update 2021.10.11 SQLx

Maintenance Enhancements

  • Manage Maintenance Tasks Screen - column added for Item Group

Finance Enhancements

  • Screen created for 'Multi Bank Processing (2 Line)' to use Payment Book ID with bank format ID of Kiwibank CSV (must be configured through Security settings

Report/Export Enhancements

  • New export created under Reports and Exports > Exports > Client > All Clients Currently Housed (Contacts)


Bug Fixes:

  • NAHA report produced an error on running - Fixed.




Patch Update 2021.10.21 SQLx (not released yet)


Client Enhancements

  • When using Rent Calculator, the Print button now shows a preview, which allows it to be viewed first then saved as a pdf or printed.

 

Finance Enhancements

  • GL Export for MYOB V19 Detail Job column adjusted.

 

Banking Enhancements

  • All banking screens have been adjusted to give the choice on matching by Surname, Payment Book ID, or CRN/WINZ:

 

Processes Enhancements

  • Add Cost Centre to Manage Processes screen.


Reporting Enhancements

  • Occupancy Calculation enhanced for THM reporting:
    1. Ensure online and returned date don't conflict with active tenancy dates and adjust if needed
    2. Include payments made to in-active properties for vacated tenancies

 

Bug Fixes

  • GL export format Dynamics Uniting Housing was not allowing edit of Comments field - Fixed.
  • Multi Bank Processing (2 Line) screen was initially matching on tenancy ID - Fixed.
