What's new in the October 2018 release?

This solution details the enhancements made to the October 2018 versions of Chintaro. The changes to SQL are at the top, and Access at the bottom.



Chintaro SQL Enhancements


New Feature Enhancement:

  • Complaints/Incidents Register: Currently, the only way to record complaints in Chintaro is to add a Client Note. This version will include a new Complaints module that will allow users to track and report on complaints in a more robust way. Click here for more information on recording Complaints in Chintaro.
  • New Hyperlinks for System Hyperlinks, links to Data Folder and Templates folder:  Addition of System Hyperlinks, so that Organisation's can access important links on any given page (EG every Tenancy record for Tenancy Links, and every Property record for Property Links), in System Maintenance > Preferences:These links will appear on the Tenancy/Property screen, next to the additonal functions (blue buttons) at the top of the screen:
    There is also a new link to Data Folder available from System Maintenance > Preferences:And a new link to Templates folder available from System Maintenance > Set Up Word Merges:



  • New Log In screen: When you launch SQLx, Chintaro will now display with an image from your State or Country, with links on the right hand side to help you if you need support, you need help logging in, and a 'Click here to see who your System Admin(s) are' section. Your Username and Password to Chintaro will be the same, unless otherwise advised:


Client Enhancements:

  • '790' added to Refugee > Visa Subclass drop down list (Asylum Seeker Organisations Only):
  • Next Of Kin Email fields added to Client > Next Of Kin Function: For both Next of Kin 1 and 2, and Word Merge field added for <<NOKEmail>> also:


Finance Enhancements:

  • Tenancy Balances screen (Finance > Tenancy Balances) now includes an 'As At Date' field: Users can enter the date they wish to see the balances as at and the Balance, Non Rent Balance, Rent Balance, Days Since Entering Arrears will change:


  • New Bank Format ID added for change to Bendigo Bank Format: Users can select through System Maintenance > Reference Tables > Bank Account > Bendigo Bank CSV (New)

  • Techone SANZ GL Format: Tweak the minor issues with the Techone SANZ GL Format.




Property and Maintenance Enhancements: 

  • New Process for Inactivating a Property: When making a Property Inactive (unticking the 'Active' box), Chintaro will now as you to enter an
    - Optional Returned Date (to be populated in the Returned Date on the left hand side of the screen)
    - If you would like to Inactivate all Vacant Tenantable Rooms, so they will not show on reporting
    - Close all open Inspections you have previously scheduled in advance
    - Close all open Maintenance Tasks, and
    - Inactivate any Inventory Items, so that any future Maintenance is not created when the Property is inactive


  • Auto-populate the Cost Centre field on Maintenance Tasks: Maintenance Tasks to auto populate with the Cost Centre that is recorded on the Property screen.
  • Client/Tenancy Alerts added to Schedule Inspections screen: Users will now be able to see any Client/Tenancy Alerts when scheduling inspections. 
  • 'City' column added to Market Rent Review screen
  • Maint.txt inclusions: Actual Completion (<<Completed>>), GL Batch No (<<Batch>>) and Cost Centre (<<CostCentre>>)
  • Parameter added to System Maintenance to turn off the auto creation of Scheduled Start and Actual Start Dates on Maintenance Task: To turn off the auto creation of dates in the Maintenance Task, go to System Maintenance > References Tables > Parameters > MaintenanceDefaultStartDate > Parm Text column - change -1 to 0 (where -1 means active and 0 means inactive):



Report and Export Enhancements:

  • New export 'Number of Adults and Children Tenanted As At A Date:  Found in Reports and Exports > Exports > Property and Maintenance > Client Count By Property As At:

  • New Field 'Room Status' added to Export > Tenancies > CPAG Vacancy Report
  • NSW CAPMH Report change: Resident's File - If no income in Chintaro, report will now show as 0 instead of blank.
  • QLD CHACA Report change: Tenancy Screen > Reporting > CHACA Last Eligibility Review Date has been changed to Eligibility Review Date (Last TSP).
  • QLD CHACA Report change: Cells 11-12, 39-45 will only be counted if the TSP Date falls between the report period dates.


Tenancy Enhancements:

  • Tenancy Screen includes 'Balance As At Today' function: Users can view the Total and Rent Only Balances as at Today, as well as the number of weeks and days in arrears or credit:


  • Max % of Market Rent Percentage added to Rent Calculator: For Organisations who cannot charge rent more than a percentage of Market Rent: This can be edited in System Maintenance > Preferences > Tenancies Rent > Market Rent %

  • Time Stamp on Bond Comments: Enhancement to add Time Stamp availability to Bond Comments in Tenancy > Bond Transactions:


  • Warning message in Rent Record if value is Null: Previously, users could remove a value in the Rent Record and exit the screen. This caused issues with some reports and the Occupancy Calculation. Users will now receive a message warning them that the field cannot be a 'Null' value:
  • WordMergeTenancy.txt Inclusions:  Next of Kin Phone and Next of Kin Email

  • Small Change for TRC - Vacating: Parameter to include additional step when vacating.



System Maintenance Enhancements:

  • Set Security added to Preferences screen: To allow System Administrators to determine which fields in Preferences other System Administrators can edit.
  • Chintaro Insights screen added


Bug Fixes:

  • Complaint Note > Transfer to Buffer > SSMA Time Stamp field not updateable - fixed.
  • Home > Incomplete Maintenance > 'Save View' will save the view for Maintenance Type selected - fixed.
  • Reports and Exports > Export > Tenancies > CPAG Vacancy Report - if returned date is entered in to Property, Room will not longer show in report as VT. 
  • Reports and Exports > Reports > Finance > Accrued Charges and Rent Payments Summary - End Date 'Enter Parameter Value' message fixed.  
  • Tenancy with all Client Details export - Current Rent = Market Rent issue - fixed.
  • Forecast Maintenance Task - populating with order number - fixed. If Forecast Maintenance selected, no order number will be generated.  

Chintaro ACCESS Enhancements
