This solution details the enhancements made to the SQL January 2023 version of Chintaro. Patch updates are added to the bottom of this solution as they are released.

Property & Maintenance Enhancements

  • Refresh Scheduled Completion Date: The scheduled completion date of maintenance tasks now gets updated automatically when the scheduled start date is updated (=Start date + Days of urgency).
  • Added Address & Construction type to the Manage Forecast Maintenance Screen: These fields are now available to be viewed from that screen.

Tenancy Enhancements

  • New Function Added for Tenancy Risk Assessments: Functionality has been added to Chintaro for everyone to record tenancy risk assessments.  It can be viewed by double-clicking on the chart on the Home screen (see image below).  For all details click on solution Tenancy Risk Assessment  

  • Market Rent Merge Fields: Added new fields to WordMergeTenancy - "MarketRentIncreaseDe" represents whether the new market rent in a market rent review will be an increase or a decrease. "MarketRentChange" represents the dollar amount of the change.

  • Financial Advisor Merge Field: Added the FinancialAdvisor field to tenancy word merges. This comes from the contact's financial authority status:

  • Tags & Elecdocconsent on Tenancy Email: These fields are now available from the Tenancy Email screen

Finance Enhancements

  • Xero Import bank format: A new bank format which allows users to import payments from Xero. This is available in Reference Tables > Bank Account under the name "Xero Carry On Vic".

Reporting Enhancements

  • ATO Benchmark Report: This report is available through Reports & Exports > Exports > Tenancy. This report is for checking a tenant's rent against the ATO benchmark market rent values. This allows you to check how many tenants are paying 75% and above of market rent and therefore whether GST can be claimed for maintenance.

Complaints/Incidents Enhancements

  • New complaints/incidents notes submenu: There is a new menu available through Complaints/Incidents > Manage Complaints/Incidents Notes. From here you can view notes in bulk, as well as change Action note users in bulk.

Auditing Enhancements

  • Added auditing for adding alerts/tags, as well as if the auto add for work orders.

Bug Fixes

  • If using PIM and there are two inspections for the same room, the report type gets overwritten for the first inspection - Fixed.
  • Payment arrangements executing incorrectly on the Manual Bank entry (1 line) screen - Fixed.
  • VRS KPMs 6.2 and 6.3 drawing from incident type rather than initiator type - Fixed.
  • Error when sending more than ~20 emails through the Tenancy Bulk Email screen - Fixed.
  • Error when creating the Centrepay Bulk Upload Service (CBUS) - Fixed.
  • Exporting the NRS 6.2.1 from the Statutory Reporting Analyser - Fixed.
  • Exporting the NRS 2.2.3 from the Statutory Reporting Analyser - Fixed.
  • Last arrears action field in Arrears Management remembered deleted arrears actions - Fixed.
  • Using small screen resolutions cutting off the top banner on certain manage screens - Fixed.

Finance

  • Added a new GL export format for use with Tech One.


Maintenance

  • Added the "Quotation?" field to the Manage Maintenance Tasks menu.
  • KPM 10.2 in the VRS no longer considers quotes as maintenance tasks.


Bug Fixes

  • DCJ report: Properties being duplicated and columns misaligned - fixed.
  • Alerts not being auto added to maintenance tasks correctly - fixed.
  • Payments with CREDIT in the payee column not matching to tenancies on import - fixed.

Client

  • Error when copying Client note to the Property where there wasn't a matching Property Note type - fixed.
  • Added Region column to Manage Client Notes.


Finance

  • Added Region column to the Manage Property Transactions screen.


Maintenance

  • Refined how the Quote requests process works, no need to select Quote template and tick Quote. Selecting Quote. checkbox on a Maintenance Task will use the Quote version of the selected template if it exists. 
  • Included "Quote Sent" as a status option.
  • Error 94 on database launch when trying to update Maintenance Tasks with a Vacant Property - fixed.


Processes

  • Added Tenant's City/Suburb column to Manage Process Screen.


Property

  • Added Condition Rating Date, Owner, Cost Centre, Property Manager, Date Last Changed and Last Changed By as columns to Manage Inventory Items.
  • Added GL Number field to Manage Rooms.


Tenancy

  • Added Comments as a column to Manage Tenancy screen.
  • Added Property Manager as a column to Manage Tenancy screen.
  • Error when copying Client note to the Property where there wasn't a matching Property Note type - fixed.
  • Superfluous creation of statements when Bulk Emailing - fixed.
  • Error 94 on database launch when trying to update Maintenance Tasks with a Vacant Property - fixed.
  • Scheduling two inspections on the same day for the same property causes the second inspection to overwrite some details of the first - fixed.
  • Added GL Number field to Manage Rooms.
