Chintaro Cloud users who also use Property Inspection Manager (PIM) can now enjoy a more streamlined process in completing inspections. Chintaro Cloud users no longer need to export a file containing their inspection data and upload it to the PIM website - the inspection data scheduled in Chintaro is now sent straight to PIM. You can choose if you want the streamlined process, or use the old process of manually importing the file if you would prefer.
Once the PIM and Chintaro preferences and Parameters are set up, the process for Chintaro Cloud users to complete Inspections using PIM, are:

- Step 2. Import the inspection data directly into the PIM app
- Step 3. Complete the Inspection at the Property using the PIM app and submit the inspection back to Chintaro
- Step 4. Import the completed Inspections data into Chintaro

Before getting started - Setting Up the Chintaro Cloud > PIM Integration Preferences in Chintaro and updating your version of PIM
Before you begin, you must ensure you have the correct Parameter set up in Chintaro to enable the automatic import from Chintaro to the PIM app.
In Chintaro, navigate to System Maintenance > Reference Tables > Parameters > PIMWebUpdate > Parm Number column > Change the 0 to -1
Next, ensure you have the most recent version of PIM from the App Store (PIM v4.4.8 as at 12/05/2020).
Once you have installed the latest version of PIM, navigate to Settings > About the App and Advanced Set Up > Chintaro Settings:

Import 'Scheduled' inspections for the following period | Select one | Select your preference of days (7, 14, 28) that will determine how many days from today you would like to import your inspections for (EG 7 will allow you to import only those inspections that are 7 days in advance to today). |
Step 1: Scheduling Inspections in Chintaro
Once your Chintaro Parameters and PIM Preferences are set up, you can begin by scheduling your Inspections in Chintaro.
From the Home Screen, navigate to Property Maintenance > Inspections > Schedule Inspections:
Start by filtering the screen to show the Properties/Rooms that you wish to inspect. You can filter by a Property Name, Suburb/City or by Next Inspection Date (for more detail on how to filter in Chintaro, click this link).
Once you have a filtered screen, check that the Next Inspection Date column shows the actual date(s) you want to inspect the Room/Property. If this date is not correct and needs to be changed, click in the Next Inspection Date you want to change, remove the date and re-enter the date you want to inspect the Room/Property:
Then change the Time if you wish to allocate a specific time.
Next, select the type of Inspection you're completing from the PIM Report Type drop down. Selecting the type of inspection in this field will populate the correct report when the inspection is completed.
Once you are happy with the dates selected, click Select ALL or manually tick each of the Include boxes for each Room, then click Process Schedule:
Chintaro will advise the # of Inspections have been scheduled:
Step 2. Import the inspection data directly into the PIM app
The PIM> Chintaro Cloud integration removes the need to upload the file created by Chintaro to the PIM website.
To import the data scheduled in Chintaro to PIM, open the PIM app and navigate to Import:
Pull down the Import Files section to import the inspections you have scheduled. The inspections that are within the parameters for the number of days in advance will appear on the left-hand side with the heading Chintaro Cloud API. Tap this name to open:
The available inspections appear - individually tap to select which records you wish to import (a tick will appear for the inspections you have selected). Tap the Import button (box with arrow pointing up) and select either Import Selected/Import All:
PIM will advise the number of inspections successfully imported:
Step 3. Complete the Inspection at the Property using the PIM app and submit the inspection back to Chintaro
Navigate to the Inspections tab in PIM and complete the inspection(s) using the PIM app (more information about how to use PIM is found in this link).
When you have completed an inspection, submit it back to Chintaro from the Property page > tap the Import button (box with arrow pointing up >Submit Inspection:
A message will appear when the inspection has been successfully sent back to Chintaro.
Step 4. Import the completed Inspections data into Chintaro
Chintaro automatically import any new inspections from PIM and completed inspections will appear on the Chintaro Home Screen, in the Inspection Reviews section:
Note: if your Inspection is not showing for any reason, you can manually import inspections to Chintaro also, through Property Maintenance > Inspections> Import Inspections> Import button.
Double click on the Inspection Type (EG Scheduled) to see all completed inspections:
The Manage Inspections screen opens to show all of the inspections that have been completed and imported from PIM to Chintaro. Before you can close them, they need to be opened and checked.
Double click any row to open the inspection record you wish to view. The Inspection record will open:
The data in the Inspection Details section will populate from PIM, including the tick boxes, comments and additional comments for each inspection area.
The Inspection Photos will show any photos that had 'Include in Maintenance' tapped on, and the Inspection Reports section will show the name of the Inspection Report created by PIM. The Inspection Report is titled:
YYYYMMDDTime_PropertyName_RoomNumberPropertyName
The Inspection Report and Inspection Images are available to view/print from your Data/Inspection_Images folder:
If maintenance is required, select the Inspection Areas to icnlude on the Maintenance Task, and click Add Maint Task:
If you wish to add a note to a Property regarding the inspection, click Add Property Note:
When you are finished with the Inspection and it can be closed, click Finalise Inspection:
The finalised inspection will no longer appear in Manage Inspections, but will accessible for future reference from the Property > Inspections section.
