Here's what we're doing at the moment and what we're planning for the future.
Chintaro Web
We've been working on a web-based, true SAAS version of Chintaro for a long time now, and we starting to see the results.. We plan to have the first version available for Pilot release in mid 2024. We are currently working through the screens and will be finished with the first version at the end of April 2024. We have booked our penetration testers to provide a final check of the security system in the first two weeks of May 2024, and all going well, we will be organising some pilot sites immediately after that.
The Web version will work alongside the existing Cloud version, sharing the same database. You will not need to jump from one version to the other - you will be able to manage the transition as it suits you.
We will provide automated training on the new version, but if you know how to use Chintaro, you will know how to use Chintaro Web. In developing Chintaro Web, we aim to make everything "as good as, but better". This means that you will retain all functionality, but we are taking the opportunity to improve some of the things you told us could be clearer and easier to manage.
NDIS improvements
We are working with several Chintaro NDIS providers to add much-needed functionality to Chintaro. This will include the following:
- Syncing Client and Property data between the NDIS and Chintaro, including SDA plans
- Service Bookings creation and history to align with the SDA plan
- Monthly payment calculations, including checks against relevant data
- Payment requests and claims history
These changes are planned to be developed in Chintaro Classic and will also be in the Web version (of course). We are aiming to have these ready by April 2024.
External Users Portals
We will be adding portals for Tenants and Tradespeople in Chintaro Web. The Tenant App will be made available at the same time as Chintaro Web and the Tradie app sometime later in 2024.
Asset Management
We are working on improvements to Chintaro Inventories to allow for easy production of a 10-year Asset Maintenance plan. This will include the following (and more):
- Schedule of Rates for common items
- Replacement dates based on condition rating
- On-the-fly generation of a long-term plan to take into account inflation and other factors
Managing Assets to be made simpler and more flexible.
Inspections
We are working on removing the need for an external Inspection App by including mobile inspections in Chintaro Web.
Further Automation and Integrations
We have been developing automating Rent Charging and Occupancy Calculations. Both of these functions are in the testing phase. We plan to have both of these available in Chintaro Classic by April/May 2024. We plan to have this completed mid-year and may be limited to Chintaro Web. We are looking at automating many other finance functions, such as bank feeds and GL exports.
SMS/Telephony overhaul.
We will be looking at adding native SMS and telephony functions to Chintaro. First half of 2024.
Rent Calculators and Rent Reviews
We are adding Rent Calculation history to all Rent Calculators, and working ont automating the Rent Review process. This will be ready by the end of March 2024
Lots more
We continue to receive great suggestions for improvements to Chintaro. Some of the things we will be rolling out soon will be:
- Simplifying the process of changing 1 room to 2 and vice versa (for those of you with more than one tenancy per property).
- Simplifying the process of adjusting balances between Rent and Non-Rent categories.
- More things we don't know about yet. But we know you'll tell us what you need.
