Property - Manage Rooms

The Manage Rooms screen is used to see the status of all rooms at a glance as well as reporting and managing rooms in Chintaro.

NOTE: Chintaro calculates the 'Days' as at today. You will note that any open occupancy records will have today's date as the 'End Date' so that Chintaro can calculate:



Manage Rooms Screen

To Open the Manage Rooms screen open the Properties Menu and then select Manage Rooms:



A link to the Manage Rooms screen is also available on the toolbar:


As with all Manage Screens in Chintaro, users can filter, search and save views on this screen using this solution: Using Search Screens in Chintaro



Users can also Print and Export this screen using the blue buttons at the top of the screen:




Room Details Screen

To open the Room Details screen, users will need to double-click on the Room that they would like to see and the screen will open. This screen enables users to manage the room details, change its status and adjust rent records if required.

Then the Room Details screen will open for the selected Room:


The top left of the screen displays General Information about the Room:



The top right of the screen displays the Rent Records for this room. This information is exactly the same as what users see from the Tenancy Edit Rent screen. From this screen you can adjust the rent, apply a rent increase and check the historical rent records for this room.

The bottom right of the screen displays the Occupancy History for this room for the three Room Status; Vacant Tenantable, Vacant Untenantable and Occupied. 


Example 1. This Room has had two tenancies; Paul Cook and John Simon Vicious. This room has not been made Vacant Tenantable or Vacant Untenantable.

Example 2. This Room has had two tenancies; Karen O and Mick Jones. This room was made Vacant Tenantable for 2 days after Karen O's tenancy and before Mick Jones' tenancy commenced.


How do I change a Rooms status from Vacant Tenantable to Vacant Untenantable?

To change the Room Status in a Property, you must go in to the Manage Rooms screen. From the Home Screen, click Properties, then click Manage Rooms and double click on the row of the Room you want to change the Room Status for. The Room details screen will open:



Click on the blue button 'Vacant Untenantable' to toggle the screen:



You will now see the 'Vacant Untenantable' screen:



Enter the date the Room will be Vacant Untenantable from in the Will be Unavailable From field:


When you have entered a date in the Unavailable From field, click 'Make This Room Untenantable':


You will see a pop-up box advising you that the Room status has been changed to Vacant Untenantable: 



How do I restore the Rooms status from Vacant Untenantable to Vacant Tenantable?

To change the Room Status in a Property, you must go in to the Manage Rooms screen. From the Home Screen, click Properties, then click Manage Rooms and double click on the row of the Room you want to change the Room Status for. The Room details screen will open:



Click on the blue button 'Vacant Untenantable' to toggle the screen:


You will now see the 'Vacant Untenantable' screen:


Enter the date the Room will be available from in the Until field:

When you have entered a date in the Until field, click 'Restore This Room To Vacant Tenantable':


You will see a pop-up box advising you that the Room status has been changed to Vacant Untenantable: 


Click on the blue button 'Rent Rates Occ.History' to toggle the screen. You can now see the Vacant Untenantable record has been closed and a Vacant Tenantable record for this room has been opened:
