System Maintenance - Preferences

The Preferences function of Chintaro is where you change the way the system behaves, specific to your organisation. Changes to the Preferences function will affect all Chintaro users in your Organisation. 


Changing System Preferences 

To edit your system Preferences, from the Home Screen, click System Maintenance, then click Preferences.


The system Preferences are grouped in to different categories (blue buttons) at the top of the screen, and as you click on each of the tabs, the view will change to show the Preferences that belong to the categories.


As you click in any field you will get a clue as to what effect this has on the behaviour of the system on the right hand side:

Market Rent %Percentage of market rent for rent calculations
Balance TransferTo determine if balance of vacating tenancy remains with vacated tenancy or is transferred to new tenancy
MaintenanceWork Order TemplateName of default template to be used to send work orders
Next Work Order NumberAuto generated
All PIM fieldsRequired if PIM user = Yes
Inspection fieldsRequired if you are completing inspections in Chintaro
MMGR fieldsRequired if MMGR user
FinanceGeneral Ledger FormatSelect the appropriate option that has been developed/recommended for you
General Ledger LevelDetail or Summary, depending on your format (above) or financial requirements
Close PeriodTo lock all transactions prior to and including that date
Close Tenancy/VacateTo lock all tenancies prior to and including that date
Delete Bank TransactionsIf you allow users with access to bank screens to delete bank transactions 
Allow Transaction EditIf you allow users with access to tenancies to edit transaction details (date, type, amount, comments)
SMSAll fields
Required if using SMS function from Chintaro
ReportingN/A
SAAll fieldsRequired if a South Australian Chintaro user
SystemShow Room Status?If you would prefer to see the Room Status on the Home screen, select Yes. Otherwise, the Home screen shows Overdue Maintenance Tasks.
API Enabled?Yes indicates you wish to connect your database to the Chintaro Mobile app, no indicates you do not wish to connect your database to the mobile app.
