This will be the final major release for Chintaro Classic. The most prominent change to Chintaro is the updated Rent Calculator.
Major Release (2025.05.30)

Client & Tenancy Enhancements
- Improved functionality for New Zealand SMS Global users. If the SMS Sender is left blank, then Chintaro will communicate with SMS Global to create a Sender ID automatically:
- Added "Email Address" to the Tenancy Letters screen.
- Added "LGA", "Language" and "Bond Registration" to the Manage Tenancies screen.
- Added a column to Manage Tenancies for "Provider ID". This is a field from the Property screen:
Property, Maintenance & Inspection Enhancements
- Added "Cost Centre" to Manage Maintenance Tasks.
- Added "Urgency", "DateEntered", and "CreatedBy" fields to the Manage Forecast Maintenance screen.
- Added "Condition Rating Date", "Next Condition Rating", and "Property Condition" to Manage Rooms.
- Added "Program" and "Target Group" to the Manage Inspections screen.
- Added "Make" and "Model" to the Inventory table inside property details:
Finance Enhancements
- Removed the ability for users to generate rent in bulk when the period is locked:
- Added "Tenant Band" and "Payment Frequency" to the Generate Rent screen.
- Added "Tags" to Arrears Management and Tenancy Balances.
Reporting Enhancements
- Updated the "FHL Occupancy" and "Tenancy Balances as at EOM Foundation" exports to include a column for cost centre.
- Add "Untenantable Room Status" column to VRS 1.4 within the Reporting Analyser.
- Sped up the "SA Rent Charges" reports, as well as the "Accrual Method Charges" reports, dramatically.
- Inactive properties are no longer filtered out of the "Room Status Detail-HPF (Date Range)" report.
- Added a new report: "Arrears Actions by Date Entered". This report shows arrears actions taken against tenancies between a date range.
Bug Fixes
- Fixed a bug where the first line of "ANZ CSV ALT" imports from the bank were being filtered out.
- Fixed a bug where transactions could not be allocated to vacated tenants via the Manual Bank Entry (2 Line) screen.
- Fixed a bug where "Attach to Email?" was appearing when new maintenance tasks were created.
- Fixed a bug where Forecast Maintenance tasks could not be copied.
- Fixed a bug where Inactive Transaction Types were appearing when entering a water charge within a Tenancy Detail.
- Fixed a bug where Tenancy Risk Rating histories weren't being saved.
- Fixed a bug where the Vic Safety Report could not be exported from the Reporting Analyser.
- Fixed a bug where tenants who had a bond lodgement date after the "As At" date entered to the Manage Bonds screen were being omitted.
Patch Release 2025.06.05
Made several changes to the updated rent calculator:
Fixed a bug where South Australian users were prompted for a Client ID when opening the rent calculator.
Fixed a bug where Rent Assistance was not being considered in rent calculations.
Fixed a bug where the Rent Assistance field was editable.
All calculations, temporary or otherwise, are now printable by selecting them.
The rent calculator will no longer create temporary calculations as at today if there is a permanent calculation in the client's history already.
Fixed the method of calculating optimised CRA.
Patch Release 2025.07.01
Made several more minor changes to the Rent Calculator:
Added income details to printed rent calculations
Prevented users from selecting "Optimise CRA" and "Override CRA" at the same time.
Greyed out the Override CRA options when it's unticked.
Fixed a bug where the output showed as "Rent Calculator VIC" while printing, even for non VIC users.
Fixed the calculation of unoptimised CRA, when optimised CRA and override CRA are unticked.
Other changes:
Added vacated tenancies to "Accrued Charges and Rent Payments Activity" and "Non Rent Payments and Charges Activity" reports.
Allowed the "Tenancy Reference" column in the IRRS report to use Tenancy IDs by ensuring that the "PaymentBookIRRS" parameter is set to true.
Added "Monthly Lease Amount" to manage properties.
Added "Program" to NRS KPMs 2.2.1, 2.2.2, 2.2.3, 2.2.4.
Fixed a bug where the "Select All" function did not work for certain filter types.
Fixed a bug where Client Income Histories were not displaying inactive incomes.
Fixed a bug where email CC's weren't populating from inventory items correctly.
Fixed a bug where NRS KPM 6.2.2 wasn't displaying, due to an ID link issue.
Patch Release 2025.08.13
Made more changes to the rent calculator:
Fixed a bug where "Last Updated By" wasn't carrying over to the rent record after a rent calc is performed.
Fixed a bug where the date format of the "Last Rent Review" field in tenancies was translating into US format mm/dd/yyyy.
Fixed a typo.
Other Changes:
Added a parameter called "AutoResizeColumns" - this allows users to unfix column widths, meaning certain fields can be made thinner or wider in saved views.
Added a column to Manage Clients and Manage Tenancies called "LatestNoteDate". This will give the date of the most recent note in that person's file. If the note has a date within the last week, it'll be green. Between one week and one month will give a yellow column, and older than that will be red.
Added "KPM Type" to VRS 1.7 in the Reporting Analyser.
Added "Tenure" to the Manage Properties screen.
Added "Tenancy Manager" to the Manage Inspections screen.
Fixed a bug where the reported date of maintenance tasks defaulted to 12AM instead of the current time.
Amended the Maintenance Block preference to include tradespeople with no compliance info entered at all.
Fixed a bug where lease expiry dates were displaying inactive lease dates.
Updated the NAHA reporting screen to display the right dates.
Increased the text space in the "Room number" field from 5 to 10.
Fixed a bug where Alerts from Chintaro were exported to B+A incompletely.
Added the "Service Reason" column to transaction imports from Centrepay. This is amended as part of the comment on the transaction:
