• This solution details the enhancements made to the August 2019 versions of Chintaro. The changes to SQL are at the top, and Access at the bottom.

Chintaro SQL Enhancements


MAINTENANCE Enhancements:

  • Add Default Item Groups for Item Types: Users can set Default Item Groups for Item Types when adding a Maintenance task. This can be done by going to Home > System Maintenance > Reference Tables > Item Type. The Item Groups are taken from Home > System Maintenance > Reference Tables > Item Group.


  • Forecast Years Preference: Added a Preference for users to be able to set a Default for Forecast Years. System Maintenance > Preferences > Maintenance:

PROPERTY Enhancements:

  • Added a Sub Status for Vacant Untenantable Rooms: The three room status' of Occupied, Vacant Untenantable and Vacant Tenantable are hard-coded to Chintaro and cannot be changed. Users can now and a sub status of Vacant Untenantable if they wish to report on these rooms in further detail. This status can be set from the Room Details screen of each room. Users can to add status' to this Reference Table by going to Home > System Maintenance > Reference Tables > Room Status Untenantable:



  • Add Meter and Account number for Electricity, Gas and Water as well as an Email field: Users can now record an email address as well as the meter and account numbers for Electricity, Gas and Water from the Property > Additional Details screen.

  • Added the following fields to Lease Details on the Property Screen: Lease Options, Annual Increase, Agent, Outgoings Cleaning, Outgoings Electricity, Outgoings Gas, Outgoings Gardening, Outgoings Garbage, Outgoings Pest Control, Outgoings Air Con, Outgoings Air Con and Outgoings General. Property > Lease/Bond and Charges Screen.


  • Added the field BPay Reference: Field added to the Additional Details Screen as well as the Manage Properties Screen. Also added the Monthly Rent field from the Rates SSI Screen to the Manage Properties Screen:



FINANCE Enhancements:

  • New GL Format added for Anglicare NT: The New Format is called SAGE

TENANCY Enhancements:

  • Added the functionality to be able to calculate the Rent Paid To Date as at a particular date: Users can now calculate the Rent Paid To Date as at a particular Date. The pop up window will default to today's date and users can select another date if required and then click continue:


  • Reviewed the way that the Arrears Management Screen was calculating. This screen can now be viewed in one of two formats, Balance 'As At Today': This option will show users the tenant balances in the same way that the 'Balance As At Today' button works on the Tenancy Screen. Both of these amounts will match. Actual Balance As At: This option will show users the tenant balances as at a particular date. In order for the Screen to update to this format, users must enter the date and then click 'Enter' on their keyboard.


Bug Fixes:

  • Electronic Verification of Rent (EVOR) Screen:  Error when users clicked on Generate File. Fixed. 
  • Last payment date on Arrears management screen was not matching Tenancy:  The Tenancy ledger and Arrears Management screen were sorting in different ways. Arrears Management Screen changed to reflect the sort order on the Tenancy Ledger. Fixed.
  • Setting Security for the Property > Add Room button and Property > Add Transaction button wasn't working as it should. Fixed.
  • Bond transactions dated prior to the 'Close Period' date could be created and sent to the buffer. Fixed.
  • Report > Tenancies > Rent in Credit was getting an error message. Fixed.
  • Users could not edit the GL Code on the Export GL Transactions Screen - Fixed.
  • Users were getting an error when searching the Manage screens with apostrophes. Fixed.
  • Error #3265 when users tried to run Export > Tenancies > Transactions (Tenancy and Bond). Fixed.



Chintaro Access Enhancements


WORD MERGE Enhancements:

  • 'Batch' Added to the Maint.txt Word Merge: 


REPORTS & EXPORTS Enhancements:

  • New Property Maintenance (concise by Tradesperson) added for IFYS.


Bug Fixes:

  • Error #3075 Syntax Error when entering the Property Transactions Bulk Add Screen. Fixed.
  • Last payment date on Arrears management screen was not matching Tenancy:  The Tenancy ledger and Arrears Management screen were sorting in different ways. Arrears Management Screen changed to reflect the sort order on the Tenancy Ledger. Fixed.
