The Property Transaction Bulk Entry and Tenancy Transaction Bulk Entry screens are used if you want to bulk add transactions to Multiple Properties or Tenancies in Chintaro.



To add Transactions to Properties in Bulk


1. From the Home Page click Finance> Property Transaction Functions> Property Transaction Bulk Data Entry and the following screen will appear: 



2. To create a new template, click on the New Import Template button and the following pop up box will appear:




3. In the Create Template box, select a Transaction Type that you would like pre filled in the template, for example 'Council Rates'. You are able to add an amount in the Amount field if you are bulk adding the same amount to a number of Properties, but if you want to add the amounts manually (or if you have varying amounts for the same Transaction Type), leave the amount as 0. You can also add the GST Amount, and any relevant comments in the Comments section. When you have entered the the optional fields you wish to enter, click Create.





4. An Excel spreadsheet will open populated with all of the Properties in Chintaro, and with the additional fields populated such as Transaction Type, Date, Amount, GST and Comments. From this spreadsheet, you are able to manipulate the data as you wish, by editing amounts, removing properties etc:





5. When you have populated the spreadsheet with data, save it to your PC. 



6. Back in Chintaro, to add the template you saved, go to the Import Filename box, and click the ellipsis to select the file from your network:




7. Once you have selected the file, click Import File:




8. Chintaro will import the file you created, and a message will appear stating that the file was imported successfully, and you may need to edit the Properties and Transaction Types. Click OK and edit the data as required. 


9. When you have completed editing the fields in Chintaro and you are ready to process the Transactions on to the Property ledgers, click on Process Transactions. A warning message will appear stating that 'This will process ALL data entry records. Do you want to continue?' Press Yes to continue, or No to cancel and return to editing the data:




10. Clicking Yes will process all Transactions on to the individual Property Ledgers. 






To add Transactions to Tenancies in Bulk


1. From the Home Page click Finance> Tenancy Transaction Functions> Tenancy Transaction Bulk Data Entry and the following screen will appear: 




2. To create a new template, click on the New Import Template button and the following pop up box will appear:


3. In the Create Template box, select a Transaction Type that you would like pre filled in the template, for example 'Home Care Charge'. You are able to add an amount in the Amount field if you are bulk adding the same amount to a number of Tenancies, but if you want to add the amounts manually (or if you have varying amounts for the same Transaction Type), leave the amount as 0. You can also add the GST Amount, and any relevant comments in the Comments section. When you have entered the the optional fields you wish to enter, click Create.
