Chintaro enables you to generate a weekly or fortnightly rent charges for your Tenants in bulk from one screen. Some Organisations will want to generate Rent every day, for only those Tenants whose Rent has been charged to today, to add an additional week or fortnight's rent (and other charges) to their Tenancy Ledgers. This way, the Organisation can generate the Rent for those Tenants who have been charged to today, import the payments for those Tenants who are expected to pay today, and get a better understanding of their arrears.  

Other Organisations will generate Rent once a week, where they will select all Tenants whose Rent has been generated to a date this week, then import payments as they come in through the week. The process for generating rent differs between Organisations, and there is no right or wrong way to generate rent. 

There are two ways to access the Generate Rent screen; either from the Tenancies Sub-Menu, by clicking Generate Rent, or through Main Menu> Finance> Rent Functions> Generate Rent.

Clicking this function will open the Rent Generator screen. This screen is used to generate either 7 or 14 days rent for your Tenants in bulk, and each horizontal line indicates one Active Tenant:


 
Note the tick box at the top of the Rent Generator screen. Having this box default as ticked is always recommended in Chintaro. If this box is ticked, rent will be generated relative to each Tenancy’s Rent Charged To date. If this box is unticked, all rent will forcibly align with a specific date you enter.

Generating Rent on a daily basis for those Tenants who are due for their Rent to be Generated Today

If you wish to Generate Rent on a daily basis for those Tenants who have been charged to today, in the Rent Generator screen, go to the Rent Charged To column and click the black drop down arrow. Select Date Filters and 'Today':


The Rent Generator screen will be filtered to show all Tenants whose last day of their last rent cycle is today's date:


The Include box on the left of the screen indicates which Tenants you will be generating rent for, and the default for these boxes is to be unticked. To generate rent for all Tenants, click Select ALL (to untick all boxes click Select None). 


You can also manually tick the Include boxes for those Tenants you want to generate rent for. When you're ready to generate the rent for the next rent cycle, click Generate Rent.


Chintaro will advise that rent has been calculated successfully:

When rent is generated, all Tenants who had the Include box ticked will have their rent generated relative to their rent calculated to date. The Rent Charged To column will now reflect the rent has been generated, and the date in this column will show 2 weeks after the previous date (or 1 week if you charge rent weekly).

Generating Rent on a weekly basis for those Tenants who are due this week

If you wish to Generate Rent on a weekly basis for those Tenants who have been charged to a date this week, in the Rent Generator screen, go to the Rent Charged To column and click the black drop down arrow. Select Date Filters and 'This Week':


The Rent Generator screen will be filtered to show all Tenants whose last day of their last rent cycle is a date this week:

Aligning all Tenant's Rent charges to the same date


If you want to forcibly align all Tenant’s rent to fall on the same day of the week, as opposed to their rent calculated to date, all Rent Charges will be for the same dates. Note: forcing all rent charges to fall in to the same rent cycle is not often used.

To forcibly align all Rent Charges to the same date, ensure that the tick box at the top of the screen is unticked:


The Rent Calculated To date at the top left of the screen indicates where your Tenant's rent has previously been charged to. 


The Generate Rent To Date will show you the date the rent will be calculated to, and the Days Rent is the number of days of the rent charge.

When you're ready to generate the rent for the next rent cycle, click Generate Rent.
