Transferring Arrears from One Tenant to Another

At times, you may want to transfer one Tenant's arrears to another Tenant. This article assumes that the Tenant with the Arrears has been vacated, and the Tenant that will inherit the arrears has been tenanted. 


In this example, Beck Hanson's arrears will be inherited by Jamie Cook. 



1. Open the Tenancy Search Screen by clicking the Tenancy quick link in the tool bar (at the top of the screen).



2. Click the 'Show All + Vacated' button. This will show all Tenancy Records (Active, Active Arrears, Vacated, Vacated Arrears).


3. Search for the Vacated Tenant with the arrears.Once found, double click on the Vacated Tenancy Record to open.


4. Make note of the arrears amount. In this example, Beck Hanson was vacated with arrears of $1413.50 (Debits will always show in red, and credits will always show in black). 




5. First, you will need to enter a Credit Rent Adjustment (CR RENT AJD) to the Vacated Tenancy Transactions ledger. Click the Enter Transaction button, and enter the following:



Transaction Type: CR Rent Adj
Date: Date of Transaction
Amount: Full arrears amount

Comments: Relevant comments relating to the transaction (EG Transferred to TENANT for REASON).




5. Click ADD to add the Cr Rent Adj transaction to the ledger. The Credit Rent Adjustment will now show in the Tenancy Transactions ledger, and the total will show as $0.00 (in black).



6. Next, go back to the Tenancy Search Screen and search for the Tenant who will inherit the arrears. Double click on the row of the Tenant to open the Tenancy Record.




7. Now, enter a Debit Rent Adjustment (DR RENT ADJ) in the Tenancy Transactions ledger. Click the Enter Transaction button, and enter the following:



Transaction Type: DR Rent Adj
Date: Date of Transaction
Amount: Full arrears amount

Comments: Relevant comments relating to the transaction (EG Transferred from TENANT for REASON).




8. Click ADD to add the transaction to the ledger. The Debit Rent Adjustment will now show in the Tenancy Transactions ledger, and the total debit will now appear as the full arrears amount (EG $1413.50).
