What's new in the January 2019 release?

This solution details the enhancements made to the January 2019 versions of Chintaro. The changes to SQL are at the top, and Access at the bottom.


Chintaro SQL Enhancements


Client Enhancements: 

  • Client Note - when adding data and accidentally clicking 'Exit' without updating you will now get a warning: Users were reporting frustrations with notes whereby they would enter a new note, or edit an existing note and click 'Exit' instead of 'Add', losing the data they added. If data is added to a note and 'Exit' is clicked without Adding/Updating first, Chintaro will advise it has been changed and ask if you'd like to save:

    Clicking Yes will save the changes, clicking No will discard them.

Finance Enhancements: 

  • Transaction Group columns added to Manage Property Transactions: Columns for Report Category 1, Report Category 2, Rep Income and Cost Centre added to Finance > Property Transaction Functions > Manage Property Transactions:


  • Ability to generate Property Charges Monthly, Quarterly or Annually: Previously only able to generate property charges weekly or fortnightly, this release includes the option to select what frequency you would like to generate the charges for. Property charges have moved in to Property > Lease/Bond and Charges and the option to select charges by frequency is now a drop down list in the Property Charge Rates section:


    Once a period has been charged, the Charged To date on the Property will be locked, and can only be changed by sending transaction to the buffer to be reversed:


  • Default Property Maintenance Transaction Types can now be included for specific Trade Types:


Property Enhancements: 

  • Transaction Group Balances added to Property Ledger: Like the Tenancy Transaction Report Groups, Transaction Groups for Properties allow you to group various sets of transaction types together. This allows you to see the property's balance of each group individually, allowing for greater breakdown of totals for transactions.  Click here for more information on Setting Up Transaction Groups for Properties.
    Additional features include the Transaction Group column on the right of the ledger, the option to view the Transactions as Date Descending or Ascending and the link to the Solution for setting up Property Transaction Groups.


Tenancy Enhancements:

  • 2 fields added to WordMergeWaterCharge.txt for more detailed water invoices:  Fields added are <<BalanceBeforeThisTxn>> and <<BalanceAfterThisTxn>>. Before you're able to update your WordMergeWaterCharge.dot template, you must first run the Word Merge Invoice by opening any Water Transaction on a Tenancy ledger > click Print:


  • Arrears Management screen - new columns for Days Since Last Payment: New column added to easily identify the days since the Tenancy made a payment (Calculation of days between last payment date + today):

  • Leases linked to Tenancy rather than Property: Change to Lease Details so they link to Tenant rather than Property. New Export created in Reports and Exports > Exports > Tenancies > Lease Export All Records:

Report and Export Enhancements: 

  • Rent In Arrears (Concise) As At Date report: Columns widened to allow for Arrears in the millions:


  • New Report to show what Centrelink Advises mean: Found in Reports and Exports > Reports > Finance > Centrepay Arrangement Changes. This report details the date of change, the Centrelink Code (EG PYI510), the Tenant's name who made the change and what the change means (Change, New, Cancelled):
     


Bug Fixes:

  • Bulk import for Water Charges - unable to send transactions to buffer - fixed.
  • Various CAPMH Reporting changes as requested - (Residents with no income now show 0, addresses with letters EG 1a have had letters removed, Main source of income populating)  -all fixed. 
  • Rent in Arrears (Concise) Report not showing all Tenants - Parameter added to show Rent Only/All Arrears in System Maintenance > Preferences > Reporting > Arrears Concise Rent Only > Yes/No:


Chintaro Access Enhancements

  • New GL Export Format for AHC for MYOB EXO: Set in System Maintenance > Preferences > Finance > GL Format:


  • Transaction Group columns added to Manage Property Transactions: Columns for Report Category 1, Report Category 2, Rep Income and Cost Centre added to Finance > Property Transaction Functions > Manage Property Transactions:

Report and Export Enhancements: 

  • 2 columns added to FHL Occupancy Export for SAH: Fields for Tenancy Manager and Vacant Occasions included in export.



System Maintenance Enhancements:

  • Guiding Text in System Preferences changed to text box: Enhancement created to make room for more Preferences in future. To see any clues about fields, hover your cursor over highlighted field and the text box will appear:



Tenancy Enhancements:
